New Sheetz Approved on Spectrum Drive Near FSK Mall

The corner of Spectrum Drive and Md. 85 near the Francis Scott Key Mall will be home to a new Sheetz store that will occupy the site of the current store as well as the location of a vacant Bob Evans restaurant.
A plan for the 6,077 square foot convenience store and eatery were approved Wednesday by the Frederick County Planning Commission.
The commission voted 6-0 to approve the plan, with Commissioner Terry Bowie absent.
The work will begin with the demolition of the Bob Evans restaurant, followed by the construction of the new Sheetz store, which will initially open without gas pumps, according to a county planning document.
After that, the existing store and its gas pumps will be demolished, and a new island of gas pumps will be built.
The store will have entrances from both Md. 85 and Spectrum Drive, as well as an entrance to the current Bob Evans property off of a shared driveway with a nearby Country Inn and Suites by Radisson hotel and several restaurants.
The existing Sheetz entrance and exit onto Spectrum Drive will be closed, and the Bob Evans entrance used, where Ron Burns of the county’s Department of Development Review said it is less likely to be blocked by traffic lining up at the intersection of Spectrum and Md. 85.
Both businesses had been longtime occupants of the area until the Bob Evans closed in October 2017. The Sheetz store opened in 1982, and the Bob Evans in 1987, according to the county planning report.
The plan for the new store will “combine the new with the old,” said Dave Severn, an attorney representing the applicant, REP Property LLC. The store has always been a successful one for the company, he said.
With two county transit buses serving the area on the system’s FSK Mall Connector line, the company will build a location for a future site of a bus shelter, according to the document.
As part of its vote Wednesday, the Planning Commission approved a modification for the number of parking spaces on the new site, from the required 20 spaces to 53.
